Positioned right along the 1915 Canakkale Bridge and the Dardanelles Strait, Lapseki has become one of the most lucrative real estate investment hubs in Turkey. However, high demand often leads investors into costly legal and technical traps when acquisitions are completed without rigorous on-site due diligence.
As Bakan Real Estate, based directly in Lapseki, we have outlined the 5 most critical oversights foreign and domestic investors must avoid:
1. Purchasing Land Without Official Cadastral Road Access Dirt roads or practical tractor paths in agricultural areas often do not exist on official government land survey maps. A parcel lacking direct frontage to an official cadastral road cannot legally qualify for building permits, agricultural farmhouse permits, or utility connections (electricity and water). Official verification through the General Directorate of Land Registry and Cadastre is mandatory prior to purchase.
2. Overlooking Law No. 5403 on Agricultural Land Protection Under Turkish Soil Protection and Land Use Law No. 5403, shared-ownership agricultural fields below legally defined minimum sizes cannot be subdivided into independent deeds. Investors seeking secure assets should strictly prioritize parcels with single, independent title deeds (mustakil tapu).
3. Skipping Official Zoning Status and Protected Area Inquiries In seaside and expanding districts like Dalyan, Cardak, and Cumhuriyet, having a "land" (arsa) designation on the title deed is not sufficient on its own. An updated zoning plan document must be obtained from the local municipality to confirm Floor Area Ratio (FAR/KAKS), footprint ratios, and conservation or archaeological heritage restrictions.
4. Working with Unlicensed Agents Without e-Government Verification Under Ministry of Trade regulations, all real estate transactions should be managed through licensed brokerages verified via the e-Devlet Verified Listing System (EIDS). Bakan Real Estate holds Official Real Estate Trading Authorization Certificate No: 1700142, ensuring full statutory compliance and title deed security.
5. Ignoring Recent Comparable Valuation Data Relying on asking prices from online listing portals rather than verified transaction prices recorded at the land registry causes capital stagnation. Market values must always be grounded in recent institutional appraisal benchmarks.
